Case Study: RNHB Strengthens Its Growth Strategy with a Flexible, Reusable Migration Framework

Dutch mortgage lender RNHB focuses on real estate investors. Through organic growth and the acquisition of loan portfolios, RNHB has become a major player in the buy-to-let market in the Netherlands. Acquiring loan portfolios requires speed, flexibility, and certainty. Together with Valid, RNHB therefore developed a reusable migration pipeline based on the existing data warehouse. An approach that not only saves costs but also gives RNHB a competitive advantage when acquiring the next loan portfolio.

The reason: migration under intense time pressure and uncertainty

RNHB regularly acquires loan portfolios from other parties. When an acquisition takes place, quick action is required. Previously, RNHB would engage an external party for every migration to handle the portfolio migration. This was costly and made it difficult to plan the necessary resources in advance. “There’s a lot of uncertainty beforehand,” explains Jan van Poppel, External Project Manager at RNHB. “You don’t know exactly when a deal will go through, but you still have to allocate capacity with an external party. Moreover, such a process requires a lot of substantive input from our own organization.” That’s why the idea arose to take a different approach: taking control of data migrations ourselves, with greater flexibility, lower costs, and future-proofing.

Why Choose Valid: Partnership and Trust

RNHB had been working with Valid in the field of data warehousing for some time. That collaboration laid an important foundation for the next step. “We’re not a huge player,” Jan said. “With large companies, you quickly become just one of many. With Valid, you feel that you matter. There’s personal contact and a true partnership. That trust was the deciding factor for us.”

The approach: a migration pipeline based on the data warehouse

Together with Valid, RNHB decided to use the existing data warehouse as the foundation for a generic migration pipeline. The data warehouse can be quickly deployed across various environments, including databases and underlying infrastructure. Anything not required for migrations was removed, leaving a streamlined migration environment.

This environment serves as an intermediary layer between the source system and the target system (RNHB’s loan system). Data from various source systems can be loaded here, archived, and converted to the correct format using business logic. A key component is the VBI tool, developed by Valid. This tool supports data preparation and automatically generates the necessary procedures to populate the data warehouse. This significantly speeds up the process and reduces the risk of errors.

More about the technical setup

The existing data warehouse is built on Azure, with the underlying infrastructure deployed via Infrastructure as Code (IaC) using an Azure DevOps pipeline. By reusing these IaC scripts, RNHB was able to quickly set up a new environment for the migration pipeline. In practice, this mainly involved adjusting a few parameters, after which the environment was immediately available.

Next, this environment was set up. Data Factory pipelines and SQL objects were created for this purpose. This process also proceeded efficiently thanks to the use of the VBI tool. Based on the metadata provided about the entities to be processed, this tool automatically generates the necessary objects to process data through the landing zone, staging layer, and ultimately the history layer.

By combining IaC with the VBI tool, both the infrastructure and the basic configuration can be set up quickly and in a standardized manner.

Result: faster, more cost-effective, and strategically stronger

The first migration, built on the data warehouse, was successfully completed. A second migration was then carried out significantly faster and more cost-effectively. RNHB can now:

  • respond flexibly to new deals;
  • perform migrations more quickly;
  • sustainably reduce costs per deal;
  • provide certainty to sellers.

A key component of this success is the daily feedback loop that has emerged from the new approach. Every night, the data warehouse runs a migration that applies business logic and performs checks. The next day, it’s immediately clear whether the data is correct. “Previously, we only had three to four test migrations with results that allowed us to make adjustments,” says Jan. “Now we can test daily, without permanently migrating the data to the target system. This allows us to make adjustments and continue development much faster.”

This speed and reliability strengthen RNHB’s strategic position in acquisitions. “Sometimes there’s pressure on a portfolio,” says Jan. “If we can demonstrate that we can carry out the migration quickly and smoothly, that gives us an advantage.”
